Omega completes first phase of estate

But for the new capital
base operators of Primary Mortgage Institutions (PMI) are expecting the Central
Bank of Nigeria (CBN) to announce any moment from now, work would have begun on
the second phase of the Blessing Kayode Estate, Lagos. Omega Savings and Loans
Limited, a mortgage arm of Omega Bank Plc, has completed the first phase of the
project but could not continue with the second phase because of the anticipated
recapitalisation of PMI by the CBN.
The first phase, started
in late 2002, has almost been completely sold out with only three semi-detached
duplexes remaining.
The serene estate, named
after the former chairman of Omega Bank Plc, is daintily finished in the
interior and the exterior with some of the choice materials and latest tastes
in the construction industry. Specifically, the floors of all the duplexes are
finished with vitrified tiles. There are guest quarters with ensuite bath/WC
and kitchenette suitable for conversion to office or servant quarters. The
staircases were finished with marbles, while the master bedrooms come with
en-suite water closet. There are living, dining and lobby downstairs. The
family lounge is upstairs. All the conveniences are finished with imported
sanitary fittings and there are also anodised aluminium window frames, kitchen
with spaces for stores and well-designed gates attached to each duplex
premises. The well pruned flower gardens in each duplex completely rapped up
the beautiful scenery and the peaceful layout of the estate.
Built on a total land
area of 7,566.76 square metres along the Admiralty Way, Lekki Peninsula Scheme,
the estate has well laid out roads done with interlocking paving stories,
covered concrete drainage, channels, street lighting with underground cables,
pipe-borne water supply, side walks, telephone facilities and security service
round the clock. Moreover, it also has a 500KVA transformer, recreational park
with flowers and barbecue relaxation area and perimetre fences for the estate and
individual houses as well.
Ideally, all the duplex
structures are on raft foundation, which consist of reinforced concrete
columns, beams and floors. The walls were finished with hollow sandcrete
blocks. rendered externally with textcote and covered with long span alluminium
roofing sheets. Besides, each duplex has its own septic tank and soakaway.
However, as the Central
Bank is being expected to announce a new capital base for the PMI, Omega
Savings and Loans seemed to have temporarily kept the second phase of the
project on hold, even as a source told Daily Independent that the phase will be fully
detached houses and be better packaged.
