Development on the Osborne front takes fuller shape everyday with the increased tempo of construction activities by enterprising developers who are determined to do a quick neat job to move on to other things. Bringing in the competitive edge into the lucrative realty business with twin offer of peace by the lagoon and comfort in the axis is the developer of Eleanora Lagoon Court.
The project is the baby of the owners and developers, Nineteen � Nineteen Property Management Limited, in association with Telios Development Limited and Standard Trust Bank Plc. Telios is the firm of architects and builders who designed and are building and managing the project. They have the full complements of a construction outfit and are self-sufficient in virtually all the professional areas. The Bank, which went public recently is financing the project. Holding on at the marketing end is Messrs. Pat Obianwu & Company, firm of estate surveyors and surveyors with head office in Surulere.
Essentially it is small project, which seeks to bring quality of living into the Osborne axis with ten units of exquisite luxury accommodation, that seat on about 3000 square metres of highly prized Osborne land. It comprises 8 units of 4-bedroom semi detached houses and 2 units of 5-bedroom detached houses.
The construction, which commenced in July, is earmarked for completion in December. For now it is at about 50 percent completion. The project is estimated at a cost of about N600 million with additional N200 million deployed on the land element.
The houses are on three floors including the penthouse level. Accommodation provided on the ground floor includes living room, dinning, kitchen with imported features, store and the attached one-room servants quarters. On the first floor are the family private lounge, three bedrooms and a balcony. The penthouse level has the master bedroom and two private balconies. All rooms are ensuite, which allows front and rear views of the panoramic waterfront scenery. Also, the adjoining bathroom has a Jacuzzi and a shower enclosure and its floors are finished in parquet.
The proposed finishing is cute. The floor will be finished in polished vitrified tile and marble for the sitting room. The ceiling is Plaster of Paris (P.O.P) with cornices and the roof long span aluminum. The doors and windows are modernized glass panel. There are 2 single blocks and 6 semi-detached blocks. The natural environment is enhanced with a well-landscaped garden at the rear of the ground floor while the general surrounding is landscaped into luscious lawns and paved ground.
Put in place for the comfort and enjoyment of the high level occupation is an armada of rich infrastructure. It comprises swimming pool, gym and waterfront jetty. Others include high-speed Internet connection, DSTV, telephone lines and intercom. Basic infrastructure in place include high capacity borehole with water treatment plant, standby generators and sewage treatment plant. Each unit of the semi -detached house type has a price tag of N59,995,000.00 while the detached type attracts a tag of N74,995,000.00. These prices are inclusive of legal, administrative and agency charges.
